How long do I have to wait to get a loan?

VA Loan
Short Sale:	2 years with reestablished credit
Bankruptcy:	2 years with reestablished credit
Foreclosure:	2 years with reestablished credit
FHA Loan
Short Sale:	3 years if delinquent at the time of the short sale
No waiting period if current on all debt at the time of the short sale
(Borrowers are not eligible for a new FHA mortgage if they pursued a short sale agreement on his or her principal residence simply to take advantage of declining market condition to purchase at a reduced price a similar or superior property or if their short sale was on an FHA mortgage)
Bankruptcy:	2 years with reestablished credit
Chapter 7:	2 years with reestablished credit
Foreclosure:	3 years with reestablished credit
Conventional Loan
Short Sale:	2 to 7 years with a reduced LTV and with reestablished credit
Bankruptcy/Chapter 7:	4 years or 2 years if documented extenuating circumstances and with reestablished credit
Foreclosure:	7 years or 3 years if documented extenuating circumstances with reduced LTV and with reestablished credit

Ready, Set, Action Plan!

Brain storm ideas and write them down

Prioritizethe items on your list

Startwith the “easy” stuff so thatprogress is seen and you are encouraged to do more!

De-clutter

Store “seasonal” items and “collections” (your gonna be movinganyway so you might as well start packing!)

“Simplify” the home’s appearanceby minimizing decorations

Clean to Show

Detail your house! Would you buy a car that was dirty inside? When youbuy a car from the dealer, it’s been detailed!

Houses are meant to be lived in and get dirty, that’s fine. But when it’stime to sell, clean for “Show Condition”!

Most often people elect tobuy existing typically because it's cheaper, faster, easier, and what you seeis what you get so there is less “grey” in the decision! Also many existing homesare closer to community amenities. In addition, many Realtors are unsure of howthe building process works and may not be comfortable working with a builderand like the buyers, are afraid of a "bad" experience with a builderso avoid the option all together when possible! The home you live in nowmay have been one such "bad" experience! You may benefit from newenergy efficiency items such as Geo-Thermal systems or energy taxcredits etc. when building new, whereas you have to retro-fit an existinghome, which is sometimes costly, or just pay more for utilities due to older lessefficient construction methods. There are also desirable amenities offered inmany new communities as well such as swimming pools, club houses, or play lots.So how do you navigate the construction process and avoid the "bad"and attain the "good"? You need a Realtor and a builder who havedefined processes and understand how to design a home around your lifestyle tomake the most of the opportunity you have with new construction. Often times itboils down to location as a determining factor and whether there are any newhome developments with the style of home you are looking for in the area you areconsidering.
